We base this decision on the extent of damage, your roof’s age, and the cost-effectiveness of repairs versus replacement. If repairs would cost more than 50% of a new roof, or if your roof has multiple problem areas, replacement usually makes more sense.
During our inspection, we document all issues and explain what each repair would involve. You get clear photos and honest assessment of whether repairs will truly solve your problems long-term or just postpone bigger issues.
For roofs over 20 years old with multiple repair needs, we’ll often recommend replacement to save you money and hassle in the long run. But if your roof is newer with isolated damage, targeted repairs are usually the smart choice.
