How will you use it? A dining deck needs ample table clearance and a clear traffic path to the kitchen door. A lounging deck wants extra depth and protective shade. A grilling deck requires a designated spot that is well away from heavy foot traffic. Most decks try to be all three at once, and the ones that actually succeed were carefully sized for it from day one.

Where does the sun go? South-facing and west-facing decks become virtually unusable on hot August afternoons without built-in shade structures. East-facing decks are wonderful in the morning and chilly by evening. It is worth standing out in your yard at a few different times of day before committing to a final location.

How big, honestly? Going undersized is the most common homeowner regret—building a deck that fits a dining set and literally nothing else. Going oversized happens too, which wastes money and eats up valuable yard space.

One level or multi-level? Multi-level decks break up a large square footage nicely, adapt well to sloped ground, and cleanly separate different outdoor activities. They do, however, cost more to frame and build.

Where does it connect? Door position frequently dictates the entire layout. Sometimes moving or widening a patio door is worth executing at the same time to make the indoor-outdoor flow work.

Privacy: on Suffolk County’s typical subdivision lots, neighbors are close by. Integrated privacy screens, planter boxes, and custom pergolas built straight into the design work far better than anything bolted on as an afterthought.

Deck Materials

Three Realistic Choices

Pressure-treated southern pine: this is the most affordable option upfront, and it is what your structural framing underneath will be built from regardless of surface choice. As a walking surface, it requires cleaning and re-sealing every year or two to stay decent, and it will check, splinter, and gray over time if neglected. Lowest cost in, highest maintenance forever.

Composite and PVC: these options use a blend of wood fiber and plastic, or 100-percent engineered plastic boards. They require no annual sealing, no staining, and no splinters. They cost significantly more upfront and materially less over a twenty-year lifespan. Modern manufacturing makes today’s composite boards look remarkably like real wood. Two honest caveats: dark colors get genuinely hot underfoot in direct summer sun, and composite material is never structural—the hidden frame underneath is still wood.

Cedar and hardwoods: natural, beautiful, and demanding ongoing maintenance to keep that appearance. Cedar is softer and marks more easily; tropical hardwoods are exceptionally durable, dense, and expensive to buy and work with.

Our standard guidance: if you plan on staying in the house for years and you dislike annual maintenance, composite generally wins out. If initial budget is your primary constraint, pressure-treated lumber paired with a bulletproof frame is entirely legitimate—and the frame is one place where corners should never be cut.

Deck Framing and Footings

The Part You’ll Never See and Should Ask About

Footings: deck support posts must sit on concrete footings that extend deep below the local frost line so that winter ground freezing and heaving will not lift or twist the structure. A deck built on shallow footings will move every single winter until the frame racks and the house ledger pulls free.

Soil characteristics matter greatly here. Much of this region of Suffolk County features sandy soil, which drains exceptionally well and has different bearing capacities than heavy clay. Footing dimensions are engineered to match local soil conditions rather than built out of habit.

The ledger board: this is where the deck fastens directly to the house framing, and it is the single most critical structural connection on the entire project. Nearly all catastrophic deck collapses are ledger failures. It must be lag-bolted or through-bolted securely into the building’s rim joist (never simply nailed) and it must be properly flashed so water cannot track behind it into the wall. A ledger bolted right over old siding without proper flashing will rot the rim joist from the inside out, causing the deck to pull away years later.

Joists, beams, and hardware: spans must be strictly engineered for weight loads, and all hardware must be rated for contact with treated lumber. Modern pressure-treated wood contains chemicals that rapidly corrode ordinary steel fasteners, requiring hot-dipped galvanized or stainless steel hardware everywhere—especially within reach of salt air along the South Shore.

Railings and stairs: total height, baluster spacing, and weight resistance are strictly defined by building codes, and stair geometry must be completely uniform. Uneven stair risers are a major trip hazard and a frequent failure point on DIY decks.

Do It Properly

Decks exceeding specific size or height thresholds require local building permits and formal inspections. Attached decks almost always do.

It is always tempting to skip the permitting process to save time. However, the consequences show up later: an unpermitted deck will surface during a home sale, insurance claims after an injury on an unpermitted structure can be contested by providers, and local towns have the legal power to require unpermitted structures to be torn down. It is simply not worth the risk.

The process begins with design and quoting, followed by permit drafting, filing, and municipal approval, which is often the longest, least predictable phase and sits outside anyone’s immediate control. Once approved, construction moves to footings, framing, decking boards, railings, stairs, and the final municipal inspection.

Actual build time for a typical residential deck is measured in days once work officially starts; the permit review is the variable timeline. Spring is the busiest season in our trade, so starting the conversation in late winter is the best way to ensure your deck is ready by summer.

How long will it last?

A well-framed pressure-treated substructure paired with a quality composite surface can easily last for decades. The lifespan of the underlying wooden frame governs the longevity of the whole project, which is why framing quality matters more than the surface boards.

Can you build over a concrete patio?

Usually, yes, provided we design the right approach for post bases, footings, and finished threshold height. It is a common request and generally a straightforward process.

Can you match an existing deck?

Sometimes, when building an addition. However, matching weathered material has the same limitations as siding or roofing—brand-new boards will initially be much brighter and take time to blend.

Can I put a hot tub on it?

Only if the deck is specifically engineered for that exact load from day one. A filled hot tub packed with people represents a massive, concentrated weight load that requires dedicated structural framing and upgraded footings underneath. Be sure to mention this at the initial design stage, as retrofitting an existing deck later is expensive.
